Coldnailhurst Estate, Braintree, Essex

This design and build project involved the demolition of the existing garages and construction of nine new affordable dwellings on three separate sites at Arnhem Grove, Bailey Bridge Road and Lancaster Way.

The scheme, on Coldnailhurst Estate, Braintree, Essex, included a mix of bungalows and houses and required sewer and service diversion, together with close liaison with neighbours.

Challenges and Constraints

  • The contract was split into three separate parcels of land off separate roads within the Coldnailhurst Estate.
  • We established a principal site compound with smaller satellite compounds on each site
  • Each site closely abutted existing residences and required boundary works so close liaison with neighbours was required.
  • As three separate sites, we had three sets of planning conditions and three building regulation applications, three sets of utility applications for new supplies to deal with – so a high proportion of management time was required to organise and plan all of these.

Construction Processes and Methods

  • Trenchfill and piled foundations (to suit varied ground conditions). Masonry construction, pitched roof coverings, high efficiency gas boilers, shower waste heat recovery, low energy lighting.
  • New road/access – some private, some adopted.
  • Adopted surface and foul water.
  • Hard and soft landscaping.

Environmental

As responsible contractors who are ISO14001 accredited, we completed environmental risk assessments, minimised waste and any waste was disposed of using licensed companies. Waste was sorted at the collection depot. Typically, 90% of waste is recycled.
