Full internal refurbishment of the existing office building including lift installation, heating and ventilation, partitioning, finishes and fixtures and fittings on behalf of Allied Health.

Works were carried out in three phases to allow the Employer to continue occupation during the construction.

The alteration works included the removal of suspended ceilings, construction of timber stud partitions to form four rooms, providing doors, repositioning of light fittings and supplying new wash hand basin.

We formed a lift shaft and pit including removing a section of brickwork and an aluminium window to create access into the working area.

We carried out alteration works to the first floor to create six new treatment rooms, a group room, a waiting area and a lift lobby.

This included M&E amendments and fitting new male toilet facilities. The enabling work for the new facilities required external drainage to be installed back to an existing foul drain run.

Alteration works to the ground floor comprised three new treatment rooms, an office/meeting room, a gym, staff room, comms room and reception area. Works included the removal of temporary partitions installed in Phase One.

Construction Processes and Methods

We formed temporary access using scaffold staircase to gain access to the first floor (avoiding disruption to the Client’s physio therapy business which remained operational throughout the works)

A new passenger lift formed part of the works which involved construction of new lift pit and shaft. At ground floor level we constructed temporary screening. A section of the first floor was trimmed and removed to enable the lift installation.

At first floor, the existing partitioning and raised access floor and other finishes were stripped out with new partitions, flooring, ceilings, MEP, fixtures and fittings to create new therapy rooms, offices and ancillary rooms

Externally works comprised new drainage, access path and new draft lobby.

Environmental

As responsible contractors who are ISO14001 accredited, we completed environmental risk assessments, minimised waste and any waste was disposed of using licensed companies. Waste was sorted at the collection depot. Typically, 90% of waste is recycled.
