Challenges and Constraints

  • Site accessed through existing residential estate – logistical challenges.
  • Demolition of existing airey homes which contained ACMs
  • Site split into two distinct ‘plots’ with access from each separately.

Construction Processes and Methods

  • Trench fill foundations, locally deepened according to ground conditions, masonry construction with areas of render. UPVC windows and doors, PCC ground floors, engineered timber upper floor, trussed roofs with concrete roof tiling, MEP installations include high efficiency gas boiler. Finishes comprised modern kitchen with appliances, vinyl flooring in wet areas, ceramic tiling, and decoration.
  • Foul drainage discharging to adopted sewer. Permeable paved shared and private drives with private patios/paths and soft landscaping finish off the exteriors.
  • A fabric first approach was taken in respect of energy conservation.

Environmental

As responsible contractors who are ISO14001 accredited, we completed environmental risk assessments, minimised waste and any waste was disposed of using licensed companies. Waste was sorted at the collection depot. Typically, 90% of waste is recycled.
