South Street, Braintree, Essex

Working with Colne Housing Association, we transformed the redundant land at South Street into twelve one and twelve two bedroomed affordable apartments.

The apartments reflect modern twenty-first century standards throughout and are ideally located within walking distance of the town centre and station.

Challenges and Constraints

Development on a brownfield site, close to a busy area of the town.
Works were in close proximity to the neighbouring timber yard – segregation and access routes required careful planning and control.
Contaminated site with onerous ground conditions, complex earthwork and substructure design to minimise extent of earthworks.

Construction Processes and Methods

The substructure comprised raft foundation with under-build construction and suspended PCC ground floor. Timber frame superstructure with facing brick external skin and feature areas of polyester powder coated cladding with stone parapets.
An attractive multi-pitched roof with slate roof coverings. Individual balconies serve each apartment providing external amenity space.
Internally, each flat is fully finished with modern kitchen and bathroom fixtures.
Communal areas are also fully finished with acoustic ceilings to provide sound deadening
External hard and soft landscape areas are provided and we also re-constructed the public footpath to the perimeter of the site to improve pedestrian access.

Environmental

As responsible contractors who are ISO14001 accredited, we completed environmental risk assessments, minimised waste and any waste was disposed of using licensed companies.
Waste was sorted at the collection depot.
Typically, 90% of waste is recycled.
We took measures to reduce extent of contaminated arisings from excavations removed to landfill site.
