Challenges and Constraints
- The site was bounded by playing fields to the north and west, Old Norwich Road to the east, and Bury Road to the south. Industrial units were present beyond the south of the site, with residential housing further north and east.
- Access to the site was gained via existing vehicular access.
- The site was contaminated. It had widespread asbestos and a remediation strategy to cut and fill the site, using controlled conditions remediating the site with a topsoil cover system over a hi viz barrier.
Construction Processes and Methods
The dwellings were largely of traditional masonry construction but in an attempt to speed the process up and also to reduce the amount of contaminated soil being removed from the site, we used a pre fabricated off site concrete driven pile system with pre formed off site ground beams. The groundworks consisted of adopted highways and drainage and permeable private driveways.
Programme
The scheme was a single completion but with progressive handovers to suit the end users housing teams requirement, ensuring the safety of residents and public as remaining construction works finished.
Environmental
Along with Asbestos remediation the site was heavily contaminated with Hydrocarbons, which after initial removal to reduce the amount of waste from the site, we used a treatment system by injecting the contamination and neutralising the hydrocarbons.
As responsible contractors who are ISO14001 accredited, we completed environmental risk assessments, minimised waste and any waste was disposed of using licensed companies. Waste was sorted at the collection depot. Typically, 90% of waste is recycled.
Social Value
- The Contracts Manager arranged school visits and poster competitions.
- Pallets were given away for firewood and recycling.
- Open evenings were arranged for residents to visit and meet the builder.
