Thremhall Park, Stansted, Essex

Thremhall Park is a thriving business park located in parkland next door to Stansted Airport.

The project was the construction of two stand-alone office buildings, one single storey in the style of a pavilion, the other a larger two-storey block. Both have pitched roofs with slate and clay coverings. Works were executed within the live business park and to ensure minimal disruption to tenants, we formed our own access and compound with clear lines of segregation.

As the works proceeded, we continually liaised with our Client making adaptions as necessary. The superstructure of the two-storey building is steel frame with larch cladding and aluminium glazing. The superstructure of the pavilion office is masonry and timber with glulam roof and stainless steel ties (contractor design). Works also involved the construction of a large car park containing 75 parking spaces.

We worked with the Client’s local Sub-contractor who are conversant with the existing site, to develop the M&E design. Natural ventilation and mechanical ventilation was used in tandem to achieve the SBEM for part L of the Building Regulations.

There were ecological constraints to overcome (the parkland is a habitat for many species, existing ponds and a moat). We worked with the Client team pre-contract to facilitate ecology reports and implement recommendations.

We have gone on since to complete other projects with the Design team and have also been asked by the Client to quote for other phases at Thremhall Park and at their other sites.

Challenges and Constraints

Working with an existing live business park.
Dealing with newts throughout the works – newt barriers were erected to all boundaries of the site after the newts were relocated by a licensed company. Asbestos was discovered in the ground and had to be removed under controlled conditions by a licensed contractor.

Construction Processes and Methods

Building 1 was a steel frame construction with a cast in-situ first floor slab. The outer walls were constructed from SFS and the external facade was clad with Thermowood. The roof was natural slate.
Building 2 was masonry construction and the external walls were clad in Thermowood. There were feature gulam trusses. The roof finish was clay plain tiles.
