Construction of 16 dwellings for Flagship Housing, split between two former garage sites in Windsor Road, Newmarket. Following demolition of the garages the site was developed, with the smaller site of three dwellings being built for shared ownership, including permeable private driveways, drainage, external works and landscaping.

Challenges and Constraints
As a small site, the main challenge was access. The perimeter of the site had a public footpath on the boundary, which made the construction hard and involved temporary closure to allow for the safe demolition of the garages. The main challenge for the large site was the requirement to leave the walls of the existing garages forming boundaries of the site to remain in place as the permanent boundary to the site and the neighbours. This involved installing wind posts to support the walls before any demolition could take place, then cladding the remaining walls for aesthetics and installing a coping. Liaising with the neighbours about the effects was the biggest challenge and not all were in support of the works being carried out.
Construction Processes and Methods
The dwellings were of traditional construction with facades of render and feature cladding panels. Private permeable roads, to paths and patios, with landscaped and fenced gardens.

The project was split into two phases
Environmental
- As responsible contractors who are ISO14001 accredited, we completed environmental risk assessments, minimised waste and any waste was disposed of using licensed companies. Waste was sorted at the collection depot. Typically, 90% of waste is recycled.
- Removal of asbestos and contaminated land during construction, and within the build we installed Bat and Bird boxes and installed hedgehog highways within the fencing.
